Step-by-step guide

How to get your Florida real estate license

Becoming a Florida real estate sales associate is a clear, achievable process. Here is exactly what to expect — and where Pathway helps along the way.

  1. Confirm you meet the basic requirements

To apply for a Florida sales associate license you must:

    • Be at least 18 years old
    • Hold a high school diploma or its equivalent
    • Have a U.S. Social Security number

You do not need to be a Florida resident, and no prior real estate experience is required.

  2. Complete the 63-hour pre-license course

Florida requires a state-approved 63-hour Sales Associate Pre-License course covering real estate principles, practices and law. At the end, you take an end-of-course examination and must score at least 70% to pass.

With Pathway: take the course live online with an instructor, or self-paced on your own schedule.

  3. Submit your state application

Apply for your sales associate license with the Florida Department of Business and Professional Regulation (DBPR) and pay the state application fee. Many students apply while they are still taking the course to save time.

With Pathway: Live Online students receive guidance on completing the Florida license application.

  4. Get your electronic fingerprints taken

A background check is part of every application. You have your fingerprints taken electronically by an approved Livescan provider, who sends them to the state.

With Pathway: we explain how and where to complete your fingerprinting.

  5. Pass the Florida state exam

Once the state approves your application, you schedule the Florida Real Estate Sales Associate Examination. It has 100 multiple-choice questions and you need a score of 75 or higher to pass.

With Pathway: we guide you through state exam registration, and your study guide and audio summaries help you prepare.

  6. Activate your license with a broker

After passing, you activate your license under a licensed Florida real estate broker. That is when you can begin working with buyers and sellers.

  7. Complete your post-license education

New sales associates must complete 45 hours of post-license education before their first license renewal to keep their license.

With Pathway: our self-paced Sales Associate Post-License course has you covered.

This guide is a general overview. Licensing requirements and fees are set by the State of Florida and can change — always confirm current requirements with the Florida DBPR.
